How to tell when zoning is *not* a binding constraint: when you upzone one more parcel, its land value stays the same (ie. 'land lift' =0).
So if upzoning a parcel does increase its land value, then you know zoning is a constraint on housing supply.

We've left many elders with two options:
- drive
- never leave the house alone
Elders deserve better.
They deserve to get groceries, visit friends, and go to the movies by themselves if they want without taking the very real chance they kill someone.

Getting around by bike means I can dart onto unknown streets and discover a new miniature park, no big deal. 🏞️
If developers always build up to the maximum (density, height, etc.) that’s allowed in your city, that’s a sign that your zoning rules are substantially restricting housing supply.

There's no rule saying you can't continue to seek child-like joy as you get older. There's a bike for every need, ability, and stage of life. How you move through the world should be your choice, and your city should give you the infrastructure to make it happen.
