How to tell when zoning is *not* a binding constraint: when you upzone one more parcel, its land value stays the same (ie. 'land lift' =0).

So if upzoning a parcel does increase its land value, then you know zoning is a constraint on housing supply.

Love riding through this street in my neighbourhood. Filtered to prevent rat-running and a beautiful canopy of leaves to provide shade in summer. Trees are also on the street and not the footpath. Sometimes we get it right.

We've left many elders with two options:
- drive
- never leave the house alone

Elders deserve better.

They deserve to get groceries, visit friends, and go to the movies by themselves if they want without taking the very real chance they kill someone.

If developers always build up to the maximum (density, height, etc.) that’s allowed in your city, that’s a sign that your zoning rules are substantially restricting housing supply.
