There are 2 things to know

1) Only a court or a tenant can end a tenancy. An S21 is a request for possession only.

2)There are many ways an S21 is invalid. Here is a resource for it.

Never tell your landlord if you spot something. Let them find out at court

I'm not saying I'm working out my own issues by providing those folks with the benefit of my knowledge on the subject.

My hyper focused, boarding on obsession, reading the specifics laws and court case knowledge...

If a landlord hasn't done everything. A court will not grant possession.
There are a lot of folks affected by this now and asking on places like reddit.

The thing is an S21 is automatic only IF everything has been done correctly. Previous governments kept tinkering around the edges so they key adding requirements (ie gas safety certs, how to rent booklets)

I've a good knowledge of the eviction laws in England. They are about to change so that S21 (No fault) is being removed. So a lot of landlords are trying to get out before they get caught with the improved rules.
