I live in Vancouver. Real estate and construction make up 30% of the BC GDP. We know this business well. The industry pays influencers and “urban planners” to advocate for higher density. They rely on useful idiots to parrot their arguments. Anti-car zealots are especially gullible.
Increased density is mostly a handout to the real estate interests. It's always justified with high-sounding language, but the numbers tell a different story.
