I concede his point that rent control initially also leads to apartment-to-condo conversions. However, this leads to former renters earning equity in housing, which I contend is also a feature, not a bug. -fini-
Moreover, the rent control ballot question includes a provision that should increase housing stock: A 10-year rent control grace period on new building. I would argue housing scarcity creates an incentive to not build. Rent control changes that. ... 3/4
I would argue that there are multiple solutions to state funding, but only 2 to stopping the wild, investor-driven speculation (the other being more housing). In other words, slowing out-of-control housing prices is a feature, not a bug. ... 2/4

Normally, I love academics. Like journalists, they are usually dispassionate in trying to understand what's true. Not this guy. One of his arguments is that rent control halts out-of-control home prices, thus depriving municipalities of the taxes. ... 1/4

BREAKING: On @totcshow.bsky.social, Mayor Joe Petty says City of Worcester has signed a payment agreement with #Holden. $10 million due April 1st, then later payments of $10 million and 3 payments of $5 million.
NEW: The Mayor just told us that the City of Worcester, through City Manager Batista, and the town of Holden have signed a payment agreement over the sewer lawsuit. They have worked out a payment plan. Sounds like a $10M payment initially, but full details to come soon
Oof. Newspapers for years have documented the damage of raising prices for a diminished product. The only thing I can think of more damaging is to tell the customer an algo set their price using their personal data. I predict the destruction here will be epic.

Just a lot of variables here: how hard you hit 'em, how many subs expense or deduct it, are you just chasing a number?, etc.
That said, I think you're right insofar as I feel they bounce between unique and ubiquitous. People will pay for the former, not so much the latter.
Yes, but papers like NYT and WSJ, and perhaps even the Globe, are experts in minimizing sub loss when raising prices. I think the latter is more likely, esp. since they appear to bounce between max reach and max subs, dramatically different content strategies that yield different results.
When USA Today, parent of the ProJo, T&G and many other New England papers, started trying to "chain" subscribers (a k a hiking prices or ending promos), it lost 30% of its digital subs. Ouch!
