There is a moral & economic imperative for cities (& state legislatures) to fix this btw.
Politicians cannot claim to be environmentalists, care about housing, be seen as budget hawks, etc if their city or state makes it easier to build the drive thru instead of the housing ⬇️

Congratulations to Rory McIlroy on his Masters win. The American golf crowd loves him today. I hope they remember this the next time he plays here in the Ryder Cup. ⛳️

Yesterday, Kansas City, MO eliminated minimum parking requirements across much of the city, scrapping an outdated rule that stifled urban vitality, wasted valuable land, and made many of the City’s most beloved neighborhoods illegal to build today.

I am both happy + sad that I know the tea on almost all of these and that I haven't lived in Nashville in a million years.
Nashville urbanists on Bluesky remain undefeated 👏👏
The new Texas Two step:
Step 1: Fix missing middle zoning
Step 2: Fix missing middle building codes

No matter how much it's talked about, it's still not talked about enough that the Supreme Court agreed to hear a case on whether the words in the 14th amendment mean what the words in the 14th amendment mean.
The current 6-day Jeopardy champion works at a housing tax credit agency in New Jersey and for his banter with Ken he just looked directly at the camera and said "New York, California, shame on you, build more housing" and folks when I say heroes walk among us
Pretty widespread! And we just kicked off updates to our missing middle zoning categories so good chance to expand opportunities for SS through that process.
And given smaller scale/ smaller cost, long term we’ll should see some larger SF lots rezone into MF / MM to build SS.
Existing zoning categories in Austin allowed for single stair but the projects never penciled at 3 stories. The new technical code update changed that to 5 floors & allows multiple SS buildings on the same lot. So basically permitted in any MF zone just need good design/ financing to make it work.
More housing supply makes housing cheaper.
Legal in City of Austin up to 5 stories as of last year - might see our first examples of local single stair buildings break ground this year! And TX state code make legal up to six stories - hopefully Austin will adopt that change in 2027.
So glad to have you & the family in Austin for #NoKings 🙌🙌
The ongoing struggle to rebalance housing markets across the US an underlying cause- almost 20 yrs ago, we just decided not to let some people get mortgages any more & almost everything else is downstream of that decision
And this piece from @texansforhousing.bsky.social highlights how both Austin + Dallas have passed major reforms in the last few years thanks to groups like @dallasurbanists.org @aura-atx.org @safestreetsaustin.bsky.social and others. texansforhousing.substack.com/p/parking-re...
Did you know that March is Parking Reform month in Austin? We're thrilled to be hosting a fundraiser with @cmzoqadri.bsky.social & @parkingreform.org *tonight* celebrating former Austin CM Chris Riley and his work on this issue: www.eventbrite.com/e/chris-rile...
Robert Putnam would be so proud.
Extremely impressive set of bills from CA focused on regulatory road blocks facing factory-built housing (FBH) & 3D printed housing. If these pass, CA will be at the forefront of next generation home building nationwide.
So who will be our #txlege champion for Texas FBH in the 90th session?
CONCLUSION The Plyler case reveals the underlying complexities of treating education as a form of property. The decision clearly implicated the earned entitlements of residency, even as the opinion is remembered as a highwater mark of personhood. Claims to personhood were strengthened by characteristics of the plaintiffs themselves: innocent young children who had yet to achieve their full potential. Relegating youth to a dehumanized and degraded state of illiteracy struck at the heart of the nation’s foundational democratic precepts, most notably an abhorrence of caste systems based on ascribed traits assigned at birth. Today, concepts of property and personhood continue to influence thinking about access to public education for undocumented students. The privatization of education has elevated property-like claims to schooling based on residency. However, the federal government’s ability to define the terms of government largesse in this area has been greatly weakened by congressional inaction and repeated attacks on the executive branch’s authority. There have been recent incursions on the portrayal of undocumented children as innocents, but public backlash against their punitive treatment has been swift and forceful. Plyler remains good law not only because children have a property-like entitlement in schooling but also because the polity has a stake in preserving norms of fundamental decency.

First EV was on a lease, and the model was discontinued which meant it was scrapped (vs. resold). We then replaced two ICE cars back to back, so those are both relatively new cars. But now we might actually be considering our first EV => EV upgrade, so might actually trade one of them in.
We're now on our 3rd round of EVs, and each time we had a greater selection of makes / models, but none of our cars have (yet!) filtered into the secondary car market, which could be part of the issue.
Has anyone studied the EV used car market? Very curious if there is some sort of filtering going on for used car buyers esp. since the number of available models has really expanded.

"The housing policy conversation in the U.S. always seems to focus on expanding homeownership. I think we need to recognize that many families cannot afford to, or do not want to, be homeowners."

Feels like we need an urbanist Mayors bracket, although with Mamdani in the mix, might be a UConn women’s situation where we all know the 1 seed is likely winning out.
It was a great discussion! So many good questions and glad to see Chicago folks getting stair pilled in real time 😉
