We have a language consortium in our city of public and private institutions and a community college. Part of the deal is that none of the faculty can be regular faculty at any of the member institutions, so it’s all adjuncts. I fear that may be the fate of all the languages in the area.

I don’t understand why you would want to. You would be very heavily invested in real estate and have nothing that could be easily liquidated in case of emergency. It’s usually better to diversify your investments. Speak to a financial planner before you do that.
