Understanding where evictions have happened ๐ค the history of rent prices = Helping tenants assert their rights ๐
โข To have evidence to support what rent was being charged at some other point in time in the past
Gathering information on past rents is challenging and there is no formal registry of rent prices. Instead, a volunteer-run project (@myoldapartment.bsky.social) aimed to bridge this information gap.
And in order to file an application to determine whether the rent being paid for a unit is compliant with the regulations, tenants need:
โข To actively be living in the unit they are filing the application for
โข To have evidence to support what they are currently paying in rent
While vacancy control is intended to prevent large rent increases year-over-year as well as when units turnover, we have learned that the effectiveness of PEI's vacancy control is mostly reliant on tenant-driven complaints to the rental office.
What we know about evictions โ especially the types tracked by the PEI Eviction Project โ is that the act of displacement can create distance (weeks, months) between evicted tenants & tenants who later live in a unit.
These are regulations around how often + how much rent can be increased. Increases are tied to the unit itself, not the tenant occupying it.

8.1% of renter households in PEI reported being evicted between March 2016 and early 2021 (2nd highest in the country) and above the national rate of 5.9%.

This information comes from: local news articles, IRAC appeal Orders, and social networks of the PEI Eviction Project team.
As the whereabouts of more evictions and forced displacements become known, the map will be updated.
