I think renting is still cheaper than owning, long-term, factoring in maintainence costs. Mortgage + insurance + tax on all that isn't the only cost to a house! Especially if you relocate lots (selling eats a lot of money, compared to moving after renting)
Like all of those factors push up the price required to build. Zoning laws, permits, community pushback, etc. You have to pay someone to fix each of those people problems.
They do make it easier to build, because acquiring all of those permits costs money. The fact that all those things cost money is the bottleneck.

Currently, policy limits speed of apartment construction (per my understanding), so it is unprofitable to build them faster, so we have a continued shortage. Apartments being easier to build could easily solve the housing shortage.
In re: to the "There's only so much land" thing -
Apartments. Simple :D. Apartment prices going down drives housing prices down too, as people that want an apartment but have to live in a house can now move to an apartment.

I don't know how to phrase this, sorry, but I'll try again:
Higher prices should make it easier to build houses, as that should lead to more profit from doing so. They aren't doing that. That's the problem that needs to be fixed (and has been in other countries).
Owning a house is throwing your money away as much as renting is. There is a lot of overhead to owning that sees money disappear (instead of going towards equity). If you want the single most valuable asset your family will own, it makes more economic sense to rent forever and buy index funds.
Greedy people buy more houses than they need -> so house prices go up -> which makes building a house even more profitable than it was before -> construction companies SPAM houses for massive ROI
... But, no? Construction companies aren't cashing in on free ROI? Why?
I agree, renting isn't so bad & owning isn't actually all it's cracked up to be.
