Definitely always too low in my opinion. It looked good, same with his designed furniture, but try to sit on it

Arcades??? **At slower **

Larger states always grow arcades percentages. But Californians who visit Texas cities are surprised how much worse is the traffic in Austin for example. That also will choke off growth.

Bravo for your future perspective! Declining births are a barometer of despair, while rising births would indicate greater hope and certainty.

Destabilizing… But Imagine the western drama: “two hombres exercising rights of open carry” cross paths on a freeway…. Imagine the gestures, then the engines revving, with freedom on display for the terror of all the bystanders!

We must wonder if DHS will take accountability for the plunge in home construction when they target half the home building workforce. The administration knows the housing crisis is unacceptable and they need to boost supply not trash it.

They haven’t got a program already written to accommodate this highly unusual period!

Just in time for the Housing Emergency! A little more housing data please, so solutions don’t backfire—VERY BIG— like last time.

Who’s victim of our housing shortage?

Just dumb policy or lack of forethought. Hope they don’t wait too long to figure it out.

Agree with Jens on this simple housing stock based definition of filtering; direction is set by shortages relative to demand

Most white family heritages are pretty bland. So what does English and German get you? Not the food, aside from turkey and hot dogs. No brave explorer stories or grand heroes. But after 6 gens you have 300 direct ancestors, plus 100s of cousins, aunts and uncles. We pick out 1 to brag about.

Different customs in each state. I remember when I bought my first house, in Austin, and I saw deed descriptions (including racial restrictions) that mentioned possible intensity of development 5 or 10 times our SF lot. Realtor laughed it off. They just had a very high potential ceiling.

The famed Morrow graph tells one powerful story! Wish we had it for more metros.

Here’s a practical question: is Edmonton expecting less employment growth in the coming 5 years? Local leaders often want more employment, and so the housing growth should be made to match.

Nice temporal visualization. I like the second version with the baseline for NB women.

Saw good quotes in the NYT. Births started to recover after the Great Recession but curiously started declining again in 2016. Wonder why?? Acrimony and uncertainty do not make a hopeful environment for planning babies. (Yeah, but also housing prices ran away too.) Are deferred births mostly lost?

Such a scholarly range! Gans began as an urban planner, then urban ethnographer of inner city and suburbs. Followed my sociology of the news media! Then poverty… and he kept going for a long career…. RIP

And now the number of NBA players who also have at least 1 40 point playoff game after age 40:

LeBron James

He’s got it coming and going!
