Incredible to me that the Evergreen Point and Yarrow Point flyer stops on 520 exist as some of nicest bus rapid transit infrastructure in the region but don't count at all in Washington's transit oriented development bill.

Kirkland's terminology was previously "residential suites," but I admit that's also ambiguous.

I was admittedly a bit concerned that "co-living" could be easily confused with "co-housing."

Yesteryear's SRO is today's "co-living" (at least in WA--not sure if this is the terminology elsewhere).

With the ACA in critical condition, it's time for WA to pursue its own universal health care.

I'd propose to limit land value tax revenue growth to not exceed the percentage change in land value in the jurisdiction, as this would allow the revenue to remain aligned with local economic conditions, while establishing an economic incentive for cities to nurture places that are more valuable.

A tax on realized capital gains in land value could make up for the 1% constitutional limit.

By 1% cap, are you primarily referring to the growth rate limit or the constitutional tax limit on assessed value?

Fortunately this time it wasn't as bad as when the laptop decided to reboot and update the firmware without warning while I was in the middle of chairing my first public hearing for the planning commission.
