Is 4th street different. The open data maps have 15th under NPS control but the other cross streets are DDOT. I have no real clue how it works in practice.

Marriages, international moves, deaths, births, getting old, etc and every time we see each other within 15 minutes the conversation inevitably veers back to that one time he wanted waffles.

The homes not stadiums people tried to do the same thing, zoning via initiative (which is the same legally as legislation) and @dcattorneygeneral.bsky.social shut that down.

Which is why they should have targeted zoning via the comp plan.

To be fair, the council exempting properties was always legally dubious. The council doesn’t have nor should it have the power to zone or unzone properties. If they could do it here, they could do it anywhere. It never should have been in there in the first place.

Still never understand why they didn’t just tchange the law governing the site, just like the pending RFK bill. Say the site is subject to zoning, include comp plan changes saying the site can’t be used for a stadium. Make the Council have to vote to change it and/or used procedural delays, etc. 🤷‍♂️

When 6B took this up, this lot in particular stood out because of its location to utilities. Running water and sewer to an alley lot from the right of way can run hundreds of thousands if it’s far away or there are turns.

Yes. It was a tax lot to record lot conversion issue. Before the change, alley tax lots could functionally could not be converted. Now any pre-58 tax lot can convert by right.
