I work in Lending. A 50-year mortgage is not a game changer. It adjusts your payment at most $250. But you pay on it for 20 more years. A 50-year mortgage is one of the dumbest things ever. The Median home price in GA and AL is just under $400k. After closing costs and such, let’s just call it $400k to keep it simple. Even with down payment of 5%. On a 30-year at current mortgage rates of 6.45% APR, the borrower would pay back $905k. Payment would be around $2,500. On a 50-year mortgage, the rate would likely be higher based on how lenders actually work. We’ll say 6.75%, borrower would pay back $1.4M. Payment would be around $2330. So you save $170/mo to pay on it for 20 more years? 50-year mortgages are a scam. Just to say this, a 50-year mortgage is a bad thing. It’s a bad idea with minimal functional impact for a borrower. The only reason why this admin would want a 50-year mortgage is because it will make banks more money.
