I wish I could see the floor plans! We've been doing something similar with Montreal's triplexes: 3 stories visible on the street, but 5 in the back with a mezzanine and the backyard that meets the basement (we call it rez-de-jardin). And we manage to put 2 of those spiral staircases (front + back).
