What’s everyone doing for the holiday?

Decided to give this a shot. Have the cabin kit we want as a crowdfunding gift on throne.com/ontherocks I know it's a long shot but anything would help. We want to build what we want to build and not what the bank deems normal.

I wish I had someone well off in my family so I could do a loan deal with them. Get 100k and get the house off the ground. 100k would cover the exterior kit, plans, engineering, permits, foundation and then do the rest out of pocket. I don’t want to pay for 30 years when we could own within 10. 😤

if you want a construction loan it’s 25% down instead of 5% down if you want to self build. Even if you hire out certain things

Personal loan to do it? 20% down. Pristine credit and much higher income.

And it’s only going to get more expensive to build either way.

So yeah, I’m feeling defeated

The fact that it’s next to impossible to be allowed to build 80% to 100% of your own home is insane. It’ll would about $250k or less to build a 1700sqft home ourselves (with an exterior kit) but with a contractor for the same size home,480k to 500k+ and that’s “really tight” - no that’s insane!

So in deciding on an aframe I am figuring out how to make use of the angled walls, gonna be a lot of hidden storage space in the base of the walls! Looking at attic storage ideas on Pinterest right now because it’s the closest thing lol.

Look into BioTekt we were going to do one, there are a number of them on the east coast already so might be easier to approve for you. The shells are pricey but go up quickly and you can do the inside however you want.

So the county wouldn’t let us build an earthship, wouldn’t let us build an earth-sheltered dome home, so now in keeping with true CO fashion we have decided to build an Aframe cabin. Something we can do 75% ourselves. Hopefully can get on it this coming summer. Stay tuned it’ll go up on Youtube.

Am rapidly finding out it costs about as much to build a house as it does to buy one. Feels like the twilight zone when a builder says $350K is not a doable budget for a 1300sqft home.

But I am continuing to plan and I will get my house built. Hopefully sooner than later!
