...When we take a step back and consider that the median for the median home-buying affordability gaps is $46,248 among these mid-sized cities and $106,923 among these large cities, it doesn’t inspire much hope for the prospects of first-time homebuyers…
Like Louisville, Atlanta has the second-widest affordability gap among its peer group and is far outpaced by the metro with the widest gap. This widest gap belongs to the __________, a jaw-dropping $268,725 home-buying affordability gap.
The home-buying affordability gaps go up a notch when Atlanta and its peer metros come into focus. Using the same (2.85)MHI standard, we see that Atlanta appears to be in the same position among its peer metros as Louisville is among its peer metros.
If we use the mean of these values as our measure of central tendency, Louisville’s home-buying affordability is $9,406 above the mean. If we use the median, Louisville’s affordability gap is $7,883 above that. Either way, Louisville’s home-buying affordability gap is wider than most of its peers.
Louisville is edging above the middle of the pack when it comes to the median gap in home-buying affordability ($54,131). By far the largest home-buying affordability gap belongs to the ______________…

The Louisville context allows us to conduct benchmarking analyses with less anxiety; however, the Atlanta context offers richer opportunities for groundbreaking findings on the relationship between population dynamics and socioeconomic outcomes.
In both cases, the metro that emerged as the closest peer did so in a clear way. Both ‘crossed the finish line’ with plenty of distance between them and second place. This provides us with a great opportunity to explore a series of comparisons between our core metros and their closest peers.
By putting the data first and establishing an objective criteria, we were able to identify the true peer metros of Louisville and Atlanta when it comes to housing stability...

This final measure confirms that what makes Metro Atlanta unique is its overall population size, its socioeconomic profile, and the percentage of its Black population.
We dig into this, making sense of how these metrics stood alone and interwove to produce our list.

The fifth and final measure we used to find Louisville's peer metros in housing stability was Black population percentage.

There's been a consistent pattern so far where two of Atlanta's peer metros have values close to the Atlanta value on a particular measure and the remaining metros have values that are relatively far. This pattern continues with poverty rates.

Overall, these findings indicate that the metrics we’ll share later this week play a consequential role in the story of which metro areas are the most apples-to-apples comparable to Louisville and Atlanta.
In our blog series, we have covered three measures out of the total five, namely: 1) MSA population, 2) median home values, and 3) median household income.

So far—after identifying the five metros that are in closest proximity to Louisville and Atlanta—we have noted some interesting patterns when comparing the metric-by-metric preliminary results to the final results.
In Atlanta, we continue to see evidence that it is a unique metropolitan area when it comes to housing stability. Evidence suggests that its peer metros in this respect are connected to Atlanta in a relatively loose way.
We will certainly look closer at this...
