YES! Influenza killed almost as many American troops in WW1 as were killed in combat.

Yes! It seems that a good rule of thumb is to budget for $1000 a month for maintenance costs, and most people really don’t understand that. So much stuff isn’t done correctly and needs to be remediated. You can’t budget as though you are living in a perfect world.

It’s honestly maddening. We need to have a “life skills” course in like 9th grade explaining building science and all sorts of other important adulting skills. Maybe explaining how your house works will turn people on to science and engineering, and make “unskilled” construction labor more skilled.

I hate these guys who tell you to put in a sump pump when the problem is grading or drainage. Fix the water problem outside first, if you can! Only if you can’t should you resort to a sump pump.
Like, we know that the water table is 60’ down because we had a well dug.
The house is built on a hill facing south, and the grade on the west side of the house is flat rather than angled away from the house.
This is just simple physics and logic, people.
