The year we all went out bf was totally charmed by this guy and thought he would be a good, chill neighbor. He was like why are you skeptical? Dude, I grew up in rural Utah and saw this exact scenario play out too many times. Dude's going to keep dumping.
Bf found piles of stuff burried under shallow mounds of fill dirt the neighbor dumped on the property. Lengths of barbed wire, tires and wheels from cars, old fencing pieces he pulled to make a truck access driveway to his back lot.
Bf asked about the fire and where everyone that was living there went. Dude first answered that they " went on vacation" after the fire. When asked if they were coming back he said he didn't know. 🚩🚩🚩🚩🚩
He's set up his property as some sort of "storage" with a sign and phone number posted and has huge piles of junk dumped in his back lot, and more junk vehicles than last time we were there. Bf is getting ready to report it to the county and state bc there's no way it's set up as a legit dump.
The bad news is that the neighbor across the road has become extremely sketchy and has been dumping on the property after his house burnt down last winter. Bf said dude saw him pull up and started to walk away like he wanted to avoid confrontation.
The roots get up to 6ft long so they're really good for erosion control which is another concern at the property.
Apparently it's really good for grazing, so establishing a lot of it could help open up options to rent out spring and summer grazing space. I want to prep my nursery field by getting some grazers on it to help clear plants and amend the soil with manure w/o committing to livestock.
There's arrow leaf balsamroot on the property. I'm going to collect seeds this year to plant more to help crowd out the invasive grasses.
I'm excited about the natives on the property that are seen as good ornamentals because they're not trademarked or licensed so I won't have to pay out the ass to sell them.
