That's NHW...not sure what % of the growing Hispanic population is citizen and actively voting, but the Black population has been stagnant at best. I could be wrong, but I would expect the ongoing Delta decline is going to more than offset whatever growth is coming in the Memphis burbs.

It’s far preferable to let him just ramble live on air for 15-30 minutes than allow him to launder sanitized quotes through reporters who prize their access over facts

I know there are plenty of folks still unhappy with the subsidies needed to catalyze development there. But whether or not you like it, the resulting building mix is far superior for the city and downtown revitalization than Amazon's broken promises.

Residential, hotels, entertainment, less office.

I admittedly was as caught up in it as anyone, and was disappointed Atlanta didn't win it.

The COVID-era office bust made me realize we were fortunate to lose.

Centennial Yards construction would have launched pre-COVID and locked in far more Class A+ office. What we're getting is much better.

It’s very hard to take the AI bros’ sudden embrace of UBI seriously when they are simultaneously cheering Trump’s destruction of the welfare states, tbh

Sure, and then 10% in 2020. But the demographic trends point to widening, not narrowing margins.

The Iran crisis has not yet peaked The war is currently more likely to escalate than to be resolved by negotiation

"Vance returned home from failed talks with the Iranians in Pakistan on April 12 in an upbeat mood—telling confidants that the US blockade would probably force the Iranians to fold within a few days."

I mean to be fair to the guy, it was his first negotiation ever.

TIL how many physicians absolutely loathe Sudafed and think it should be removed from the market entirely

Would not advise doing cold outreach to a federal financing agency from a personal email account, but especially from hotmail, yahoo, or proton.

Looks like Ossoff is coming after data centers now.

This is the way.

I don't see how that does anything in practice.

The #1 reason this is beyond idiotic is DOE can already finance all of these projects.

Post-OBBBA they don't even need to be innovative or reduce GHG emissions. LPO/EDF can literally finance coal mines, O&G refineries, etc.

The only thing it can't do is invest equity into projects.

Several executive orders this evening invoking the Defense Production Act so Trump can directly financially support US oil/gas/petroleum/coal production, which is a great signal about how poorly this war is going economically and how little they planned for this

Why the US grid will end up paying for Iran’s aluminum strikes After putting tariffs on Canadian aluminum, the U.S. turned to Middle East imports. Now, the Iran war is creating a supply gap.

"As Patel explains, this complicated situation “would have never happened” if President Trump hadn’t put the Section 232 tariffs on Canadian aluminum imports in March 2025."

The companies offering up equity to this administration don't deserve the equity, and the ones forced to give it up don't deserve the treatment.

They just don't have many assets left; the vast majority of their fleet is leased. This is well down the path of deeply distressed debt.

Spirit Floats US Government Stake to Avoid Potential Liquidation Spirit Aviation Holdings Inc. has floated offering the US government an equity stake in the discount carrier to help stave off its potential liquidation, according to people familiar with the matter.

Of f***ing course.

Every company pitching the federal government for help now is offering up an equity stake. But that does no good when your business is structurally unsound and collapsing.

It's not competitive. A challenger polled at 36%. There are no swing voters in MS; very few whites voting Dem. It's completely set along racial lines, and the Black population is dying off there.

US Petrochemical Rally Falters as Demand Shows Cracks Some US petrochemical prices pulled back last week after two months of gains as demand showed early signs of weakening.

Looks like petchem demand destruction is beginning.

"Spot ethylene fell $.055 to $.28/lb, its first weekly decline in 8 weeks, while polymer-grade propylene, dropped $.165 cents to ~ $.45/lb. Both remain well above prewar levels of roughly $.18/lb and $.335/lb..."

It made some sense at the time...Round Top (their crap mine in TX) wasn't bankable and it's hard to imagine investors offering up $1.5B for developing it.

So now we have a holding company going off buying up rare-earth assets in Europe and Brazil. It could work...but it's a very high risk approach.

USA Rare Earth to Buy Brazil’s Serra Verde in $2.8 Billion Deal USA Rare Earth Inc. agreed to acquire Brazil’s Serra Verde Group in a cash-and-stock transaction, adding to a string of recent deals in the industry.

The rumor I heard back in January was that USA Rare Earth's entire CHIPS (Commerce) deal and private raise (led by Lutnick's shop Cantor) was all about creating a warchest for acquisitions.

And sure enough, that's what seems to be happening here.
