Toronto routinely engages financial consultants who say "these housing reforms will not allow developments to perform better than low risk bonds" and then planning recommends those reforms. I think "planners don't acknowledge the realities of the housing market" is a fair characterization.

Yeah you'd never need 8000m2. Maybe (x)m2 in residential zones and 2X that in apartment zones or main streets would be okay, but even then planners are just removing choice. Hopefully the Ford govt listens to city feedback as much as normal, but considering it's NIMBYs I don't have hope.

I could MAYBE be sympathetic to this view if planning hadn't also kicked small apartments in neighbourhoods down the road. Even then it'd be bad, but at least understandable - you're not building a 4plex on an empire lot.

I'm not sure on platform doors, but on subway costs we're beaten by the UK. Which given their dysfunction and state capacity is embarrassing. Paris did screen doors in 2017 for €2.6m on some old, bespoke stations. The frustrating thing is 2018 Brad campaigned on caring about the nuts and bolts.

I need one of the Toronto urbanists to explain to me why platform doors are estimated at 10x the cost of doors in Madrid. At that cost differential, can't we just fly the whole project team and materials out and put them up at the Royal York?
