The President’s Mansion sits in a residential neighborhood for a reason.
Rezoning it to allow a large commercial hotel would permanently change the character of the area and burden residents with traffic, noise, and construction. This plan should be stopped.

The Capstone Property Group’s President’s House plan would drive hundreds of cars into a historic, residential neighborhood without a real traffic plan or adequate parking. This creates gridlock, unsafe crossings, and spillover parking on neighborhood streets. Athens deserves better.
Myth: “There will be no large events or late-night noise.”
Fact: Hotels are inherently event-driven and bring added noise, lighting, and disturbances. Without enforceable guarantees, neighbors have no reason to trust claims that these impacts won’t occur.

Myth: “The project has been dramatically reduced and is now neighborhood-friendly,” says Capstone Property Group.
Fact: Even at 72 rooms, the hotel is still 5× larger than zoning allows and 4× larger than the original structure, with inadequate parking, noise, lights, and traffic impacts.
Don’t be fooled by the phrase “scaled back.” The outline in red tells the real story.
Capstone Property Group’s so-called “smaller plan” for the President’s House actually paves nearly the entire property, overwhelming the historic property and neighborhood.
