If zoning limits can be stretched for one project, what does that mean for the rest of Athens?

The proposed hotel goes far beyond what neighborhood zoning allows — and the precedent could affect every community.

Here’s why it matters:

NEWS: The Planning Commission recommends a denial of Capstone Property Group’s development of the President’s House. Without concrete plans to address traffic, noise, and flooding, this proposal puts Athens at risk. Residents deserve better.

Grateful to be heard — but concerned about what’s still being overlooked. The size of this project brings real, long-term impacts to traffic, noise, and stormwater.

We urge the Mayor & Commissioners to vote NO on Capstone’s proposal.

The President’s Mansion sits in a residential neighborhood for a reason.
Rezoning it to allow a large commercial hotel would permanently change the character of the area and burden residents with traffic, noise, and construction. This plan should be stopped.

🚨 🚨 REMINDER: TODAY’S THE DAY.
This moment asks a clear question: Who is Athens is for? Neighborhoods, residents and history? Or traffic, noise, and profit?

Preserve the community. The quiet. The historic properties.
Say no to rezoning and yes to preserving the historic President’s Mansion.

The Capstone Property Group’s President’s House plan would drive hundreds of cars into a historic, residential neighborhood without a real traffic plan or adequate parking. This creates gridlock, unsafe crossings, and spillover parking on neighborhood streets. Athens deserves better.

Myth: “There will be no large events or late-night noise.”
Fact: Hotels are inherently event-driven and bring added noise, lighting, and disturbances. Without enforceable guarantees, neighbors have no reason to trust claims that these impacts won’t occur.

Myth: “Historic outbuildings and gardens are safe.”
Fact: Claims of “passive” green spaces aren’t legally binding. Without enforceable protections, future development remains possible, and decades of stewardship can disappear.
Preservation matters.

Myth: “The hotel will not loom over Prince Avenue or nearby homes.”
Fact: Visibility studies ignore lived experience. Height comparisons overlook added paving, lighting, parking activity, daily traffic, and commercial operations in a quiet historic area.

Myth: “The project has been dramatically reduced and is now neighborhood-friendly,” says Capstone Property Group.
Fact: Even at 72 rooms, the hotel is still 5× larger than zoning allows and 4× larger than the original structure, with inadequate parking, noise, lights, and traffic impacts.

Don’t be fooled by the phrase “scaled back.” The outline in red tells the real story.
Capstone Property Group’s so-called “smaller plan” for the President’s House actually paves nearly the entire property, overwhelming the historic property and neighborhood.

Current zoning allows 10,000 square feet.

This proposal? FIVE times larger than that.

Calling it “scaled back” doesn’t match the facts.

Preservation is more than a facade.
More than saving a front porch.
It's history, neighborhood integrity and protecting our community.

Read our letter and let's honor the history of the UGA President's House.

Athens deserves better.

An oversized development doesn’t “fit the fabric” of a historic neighborhood – it unravels it. Athens can grow without sacrificing scale, safety, and character.
