Triple net leases are not good or bad. They are a knowing, negotiated allocation of risk in a long term lease. Tenants can have higher rent and not bear risk on increasing operating costs and taxes, or lower rent and bear the risk of opex/taxes. www.naiop.org/research-and...
Pick up a current issue of The Contributor and read our interview with @mendesbob.bsky.social.
Thank you, Bob, for your thoughtful responses.
People are still without power & the frustration and danger are real. I just got my power back 10 hours ago. But the overhead power problem is like our sidewalk problem. Absent a time machine to go back 50+ years or unreasonable amounts of $$, incremental improvements are the best the city can do.
Yeah, I didn’t mean to suggest that I think it would work financially.
I think CM Parker is hip to the nuance. His “we” could mean Metro or NES & doing it as part of a fiber network buildout would primary be spending money on a new utility/business (fiber). That would be done with revenue bonds backed by fiber income or GO bonds backed by prop taxes, not ratepayer $$
Per federal law, they can’t use ratepayer money to comprehensively bury all power lines. Metro can (eg, some of the undergrounding related to
Music City Center) & NES can in some circumstances (eg, network capacity expansion).
My power just came back on…hallelujah!
2nd largest outage in the city now! I know energizing this area will just reveal smaller failures closer to my house and maybe more time unpowered, but I’m glad for the progress on the list at least.
BUT…my constant refreshing of the outage list shows my local outage is now 3rd biggest in town (up from 65 when I found the Events tab earlier this week). 🤞🏼
#vibes all week have been…
Current view 6 houses down on my street…
In Sept, I told the CM next step is road/utility design for the entire site (excluding transit hub). Estimate was $4+ million?? About 45 days later, in my last week in office, I was asked what would be needed in the next 12 months to start/scope that work. I said the lower number that was in CSP.
tfw your texts light up at 10:10 pm because someone in the council says mean stuff about you…and then they lose their vote, badly…back to my book…
Here are the early voting details.
I just brought my college kid (home for the holiday!) to early voting.
We have until 4:30 pm today to get the TN-7 early vote out in Nashville for @aftynbehn.bsky.social.
Please take one last spin around friends, family, and neighbors, and encourage them to vote!!!
Early voting starts today and runs through Nov. 26 at these locations.
I early voted today for @aftynbehn.bsky.social in the special election for TN-7. Please ask your family, friends & neighbors to vote. Driving turnout is something each of us can do to push back on getting gerrymandered!
Thanks, David…though the reappearance is less about my relative freedom, and more about not having an entire comms team to work with any longer!!
We are fortunate to have local media able to commit the resources necessary to document important local events with this intense level of detail. It inspired me to make a donation to the Banner. If you can, please consider it -- nashville-public-media.fundjournalism.org/donate/
Must read journalism about the May ICE/THP traffic stop operation on our streets.

Friday was my last day in the Mayor's Office. Here's a self-guided exit interview with reflections on my 10+ years in the Metro government. It's been a tremendous privilege. Thank you to everyone who has been a part of it.

Nicole — thank you for working so passionately to make local government more accessible and accountable.
At EBDA meetings, we’ve said Metro remains primarily making policy decisions & EBDA is primarily for implementation with strong collaboration between them on both. This applies to the boulevard as well.
Absolutely false, David.
Thank you, Judy. I appreciate your kind words more than you know.
