Annadel is a state park that, nonetheless, lets you ride a bike on the trails, all are multi-use. It has a long history of mtb's and a number of totally legit steep descents. Also, there is a large network of unsanctioned trails (which has led to arrests!)

I am gonna go with the total price more than the rate. The vibes were bad before rates when up because housing prices are incredibly high compared to salaries. When my parents bought, they were paying 8.5% but a house cost ~2.5 years salary for them. My first car was at 6.5% but was 2 months salary.

They do not turn a profit by design. The costs are to build are no doubt eye watering and all imposed, in the end, by the state legislature. I am extrapolating from my state, but I do know why my niece skipped UVa (where she would be in state) and went to Alabama..... I doubt she actually save any $

UCs have to charge for the housing at cost, and have to use union labor. This makes on campus housing really expensive compared to off campus housing. If rents are nonetheless going down? I mean its not like there are lot of undergrads commuting from Temecula....

Where does the money come from to make this university owned housing below market rate? Tuition? the endowment? If a public, I want to see how long a law that says "we are subsidizing student housing" lasts, especially for places with out of state students.

The question is what is the true cost of the technology. Given what training and inference seem to actually cost (literal many billions) a break even subscription might be far more expensive than what we are paying now. That take this from "read the news on your phone" to "Bloomberg terminal."

A lot of these folks are, of course, ignoring use taxes. California is already super progressive, so the lower half of the income distribution pays very little in income taxes, where they pay is in car registration and sales tax. Good luck getting of that.
