Id lack of supply were the case they wouldnt have a 50 percent unoccupied rate in their current new condo market. Same in “just build more” cities like Seattle, Sanfran and Austin. As density increased, prices went up. They were built as investments, not for local home seekers who can afford them

Massive layoffs have more of an effect on rent than upcoming. Look at Vancouver BC. They maximized upzoning so neighborhoods that once held 2k homes now hold 14k. And most by far sit empty because they were built as investments, not for actual buyers-you need 5x average salary to afford cheap homes
I see what you’re saying, but TX, my homestate, had been attempting gerrymandering out Black representation since the 70s and started seeing success in the 00s. It isnt a both sides portrait if one side started 50 years earlier and represents most examples of it actually happening

Increasing surplus alone has never lead to price decreases, yet it's a nice sell to municipalities dependent on property taxes. Builders don't build so much that prices go down. The goal is to maximize profit, not minimize it.
Imo - Eliminating parking minimums doesn't lead to cheaper housing, it just means people will clog street parking and nearby businesses.
