You still have to make 80k for a studio .. again that off the bat is not affordable or obtainable for most people .. and below market is whatever they decide it is .. average gvrd price for a studio is $2300 still going to be over $2000 for 450 sqft .. so affordable 🤣

There is no amenities stores anything in the area .. you should know the bus south of the river is shit.. without a car it's not a real walkable area why not build this in an area that is more accessible .. near a grocery store at least.

The rents are market value average of the gvrd.. and I'm so glad your kid makes that much he should be able to rent something by now that's not a basement..but how many other people are making that..it's over 100k if you want 2-3 beds..how does that make it affordable for single parents and seniors

If there were already 3 and 4 story buildings it probably wouldn't be too unrealistic and if they were building more then 30 2&3 bedroom units in a 302 unit building it might sit better..but the dumbest part is you have to make 80k to qualify to live in the studio..how does that help the community

How is that affordable for the community ? I don't see how that's good for the community .. bus service is a joke and there is no plans to fund anything to fix that .. the closest highschool is 5km away and the elementary school is at capacity

They are consulting because the city has to vote on the amendment to the community voted OCP plan for the next 30 years..they need to build on those lots..they need to make sure it fits in to the community and in 302 units ,30 are more then 1 bed ..you need to make 80k to qualify to live in a studio

If there were other buildings in the area like 53rd it would make sense but a giant building that will be from 50th to 49th that is 80-85 ft tall when everything else south of the river is 20-24ft it does not fit into the community.. they also said this is a 1 off for the OCP so it will be "alone"

Affordable is below market value catering to families not studios with 80k salary minimum requirements to even rent in the building .. and the community is the people who live directly in the area .. also the city has a community voted plan that limits it to 3 stories

Schools yes but the city and School board have to propose a location which they haven't for years ..there is a light at 50th lol and no one is against building actual affordable housing to help the community but to even live here you need to make 80k .. 🤷🏼‍♀️
