Why do the proportions look off on the front facade of the house?
In places where there is land- why are developers/builders sleeping on missing middle housing?
People are staying renters longer, Build them things they actually want and will pay for and stay longer in a complex that has things they actually value.
Garages. Yes, people have stuff, especially families
Even in a corporate contract where people move for jobs for a year or 2, their families come. With them comes stuff. Toys, bikes, dirt bikes, fishing gear, kayaks, holiday decor, etc
Missing middle housing is a huge gaping hole in some markets. Not only is it the style of housing such as townhomes, apartments with private garages- direct access or not, but the usability in the area like a corner store, some services people can walk to.
Guess what there were huge wait lists for?
I was calling property managers the other day for larger apartment complexes
To get a pulse on demand in the market, vacancy numbers, who was renting etc
But this guy doesn't even have a website for his community marketing the homes
Doesn't have anyone answering calls
Doesn't have any professional collateral
That couldn't have anything to do with if his houses sell right?
Can you imagine closing & expecting any warranty service or fixing issues?
The guy calls me back- he didn't develop it, he just bought it. And rants about how the market sucks and the big builders are dominating sales because they're cheap.
But here's the thing- the big national homebuilders aren't selling cheaper homes. Their homes are higher priced in many cases
Yesterday I called a new homebuilder who is really an investor on a single family project
The only way I was able to find this community of 50+ homes was via FB post
The number rings to a voicemail with no message saying Thx for calling XYZ community so I hung up-surely I called the wrong number.

sadly I find no one cares. I read a post ranting about how they can't believe grocery stores charge for bags if you don't bring re-usable. We don't have kids, we recycle, bring re-usable bags, consume less. Friends with kids/grands- dont give a shit
Do builders, developers, asset managers, capital stack, investors hate money? You don't want to rent some storage that is a lot easier to build than kitchens and bathrooms but may also make your units easier to rent with this amenity?
The retort is always it has to pencil at X. That's great - your PPSF looks fab on paper. What happens with high vacancy, high lead time? Do you even know what amenities people truly WANT/NEED?
Seniors downsizing cant conceive of how to do it with all the stuff they own, their holiday decorations
Younger people who want to stay in the city but want to have kids and wonder what to do with all their stuff
Active lifestyles- where do you store your bike, your surfboard, skis/snowboard, etc
I've been saying this for a while. People want STORAGE
This is a luxury example
But seeing how well storage has done in America
Plus the endless/mass consumption habits
I've been suggesting you could build storage on site in a MPC, mixed use, multifamily
Perhaps buying an asset that is a less sexy location but is sold at a discount multiples lower than the "premium location" will actually yield higher ROI over decades
Not just about whether your asset can withstand storms or nature, but what about the area around? If the area around you has been wiped out or is inaccessible for weeks or months or loses power or water, what does that do your asset?
Location is not just about desirability in proximity to nature, ocean, or services, but it is also going to be about accessibility, durability, maintenance, destruction
When making investment decisions- do you sell, do you buy, do you hold risk must be evaluated differently.
Real estate seems to be a very slow moving dinosaur when it comes to evolving and progress.
We are seeing I suspect just the beginning of the challenges in real estate for properties that are not built for today's challenges.
Insurability is just 1 wrecking ball
Companies are going to need to home grow contractor teams. Large operators can manage this and save money
Forget cost, there simply won't be the labor in the coming decades to meet the demand. Once the older gen retires/passes, expertise dies with them. Train people NOW
If big RE operators are not thinking about how to create in house maintenance/ contractor crews NOW- training them now, they are going to be in for a bad time in the coming decades.
The vast majority of the trades are older, retiring
Build To Rent as a product is going to be more desirable in the coming years
Biggest reason that I think real estate investors are sleeping on is maintenance. Modern homeowner will happily outsource home maintenance. Hiring trades is going to be an increasingly difficult in the coming decades.
And the office is also the size of a closet?
