Albany said "to join the Trust there must be a vote" and NYCHA prioritizes the projects with highest capital needs for votes. But when if they vote "no" there's no alternative for these sites. So I'm saying Albany should have been forced to reckon with this by funding the capital work themselves
I assume this poisoned the community against any change :(
The new developments which prioritize giving NYCHA residents new apts in the new buildings via transfer of assistance seem more promising (like the air rights deal at Howard)
When Albany decided that the Trust has to have a vote they should have also shackled themselves to the results by requiring any development that doesn't vote for the Trust/PACT to get an automatic capital grant from the state for repairs
Isaacs needs ~$250 million in investment over the next 5 years. NYCHA had a plan to invest that money all while remaining landlord. Instead ill informed cranks decided it was better to keep the status quo. Now the building will languish because shockingly no one else has a plan for $250 million

Ya ELURP in low density won't trigger MIH, but R6 and beyond it will. I think that the council isn't ready to kill MIH so a clever homeownership MIH that works in the interim would be good to develop/model
The charter amendments all rely on MIH so it's not going away. So we do need a condo friendly MIH option lol
Is there a 'fix' for how to make MIH work with condos? What would a homeownership MIH that works look like?
The thing is the met never could exist except for wealthy donors, so even if young people started showing up and selling out every show they'd still be in trouble. Really need some billionaires
