Tell Planning Commission to Get Started Planning Commission will consider a resolution to start implementing the Comprehensive Plan with zoning changes. As a first step, it calls for the commission to immediately start creating 1-2 new zoning districts for the Hub category and the Transition areas that surround Hub. The resolution asks staff to model the zoning changes on proposals made by members of the More Neighbors policy committee. This resolution is important for two reasons: Speed. It would direct planning staff to immediately begin implementing the comprehensive plan with broad reforms, rather than rezone a few small areas at a time at a slow pace. Quality of Reforms. By directing staff to model the reforms on the More Neighbors proposals, the resolution helps ensure that the new zoning districts will remove barriers to housing construction rather than add new ones.

I think this is somewhat isolated now but expect to see more and more of it in Ann Arbor if we can keep the production happening (i.e., avoid another “lost decade” of NIMBY council majority).

These landlords will need to either lower prices or fix up their moldy old houses to compete.

But like, it’s an investment. You are going to need to make changes, and put forth some effort from time to time to keep it profitable. Just because the house has been printing money for you for 20+ years with minimal effort and expense on your part doesn’t mean you can expect that forever.

As more student high-rises go in and soak up demand, I expect some landlords who primarily rent to students will need to change their strategies or even markets. Maybe fix them up and rent (or sell) to faculty, or to professionals working downtown. Which is who many of these houses were built for.

We have not raised our rent in 5 years and are less than half the rents of those high rises. City taxes continue to rise and price us our of not only our own home but our rentals. In the not so distant future, we may have to sell out to developers. So our two houses which are affordable will be demolished to become another luxury high rise. We are retired and our rentals are a major part of our retirement income and we will soon be priced out, sell and lose our own home and rentals. Have some of you out there ever thought of us and other local, single landlords??

Give me a break. Landlords in Ann Arbor are not struggling. If you can’t find tenants for your student rental it’s because they have options that are less shitty, closer to campus, or cheaper.

Lower your rent or make some upgrades.
