3-4 units: 0.8 FSR
5-6 units: 1 FSR
Heritage retention incentive: 1.0 FSR (or more) with complete flexibility on unit count, other relaxations

My main critique would be to allow more flexibility in the sliding scale for FSR. The city wants family size units. Why not allow for more flexibility to achieve this? Higher FSR + lower unit count as an option would open up more opportunities for a wider variety of lot sizes and configurations.

I generally like the guidelines. I think they strike a reasonable balance, assuming you place value on maintaining "neighbourhood character". Considering the amount of areas opened up by the TOAs I'm perfectly ok with where this looks to be landing.

Curious to hear any strong opinions on electric hot water heating. From what I've read so far it doesn't sound worth it.

The blocker for us removing natural gas completely is really the fireplace. Since that is staying, may as well go gas tankless for water and have the BBQ hookup.

Thanks for the reply. I know exactly what you are talking about with all the Jetson ads! I’m going to look into Gree option in a consult next week. I don’t see us completely dropping gas given hot water on demand, convenience of natural gas BBQ and a fireplace.

This is a good point. Level of filtration in the air handler will be a question to ask. I know that for our older oversized Lennox has furnace we've been recommended to stick to low MERV filters.

The stack effect is very real for us. Top floor (half floor attic) has a huge variance from the basement level at this point. First year in this house figuring out how it actually performs season to season.

I brought up an HRV with the architect we are working with. Her opinion was that we have enough "natural" air exchange plus bathroom fans and kitchen fan that it wouldn't be worth it for our situation. We are looking to introduce another cold air return on the top floor to improve air circulation.

I did bring up the potential of radiant in floor heat for the basement suite. Advice was to keep the boiler for that independent of the main house hot water. We are about to enter into teenage years so potential for two showers at the same time on our side plus grandma in her suite.

We are still keeping gas for hot water on demand, BBQ and a fireplace. Moving from gas to induction for the range. Will likely due electric in floor heating for 1-2 bathrooms only.

Keeping an open mind about ductless. Now would be the time. I've heard mixed things about air quality and keeping all the head units clean. Also the bulk of the head units themselves. On the flip side, I could see the zoning being a great fit for our scenario, plus freed up space from duct removal.

The quote was for a 3 ton. Don't have a full J calc to confirm. Would be for roughly 3,000sqft.

We are going to be upgrading our service to 200amps as part of this in any scenario. No EV on the horizon.

We're lucky to have extensive ducting but will still need to make changes due to floor plan updates and putting in a basement suite.

We had one HVAC installer through. Recommended a Daikin dual fuel setup. I trust his work but he sounded a bit behind on all the heat pump options. From research so far I'm seeing that we might want to consider Mitsubishi specifically, potentially the cold climate "hyper heat" options.

It would be an interesting experiment to take these ratios and apply them to all residential land in Metro Vancouver. Then have scenarios at 4M and 5M where you re-allocate the fixed land to the different forms of development.
