Not going for a debate here, just trying to add to the discussion. I am not talking about Wall Street investors here. I have experience working in local government permitting and regulation, where I have witnessed an increasing concentration of ownership and price-fixing behavior.
I don't consider myself a 'vacancy truther,' but I would like to see more attention paid to landlords, especially corporate landlords, REITs, and hedge funds, who purposely hoard and hold units out of the market seeking higher rents.
