Not only is it very unlikely that those indexation factors will become negative (think about recent downturns and when the BoE base rate was barely over 0%), but index-linked reviews could prop up rents where inflation outstrips true market rents for an asset, locality, or the real estate market
I've since wondered whether the preservation of index-linked rent reviews (albeit theoretically possible of reducing rents on review if the CPI or RPI were to go *down*) will dull the impact of the proposed reforms, albeit still reducing the scope for rents to properly keep pace with market values
ICYMI: A week ago I shared my first thoughts on s.71 of the English Devolution and Community Empowerment Bill which - to the surprise of the real estate industry - introduces a ban on upward-only rent reviews in commercial leases.
