If you make a map of a known IP and you sell it, you ruin your chances to work with them unless they were the ones to hire you to create it. If this is what you want to do for a living, don't jeopardize that.
Fan art is fine but free.
I cannot stress the importance of a website. Even the most basic link sharing page with a slideshow and a way to contact you for work.
