If said landlord also was informed multiple times across multiple months that the water spot on the ceiling was getting worse and now your ceiling is falling in, you should get free rent for that month, not an overdrawn checking account.

If your landlord doesn’t deposit your rent check in the month you paid it for, they clearly don’t need the money and it should be illegal to deposit it at the same time as the following month’s rent.
