A common practice is for the AMC to broadcast the order and the bidder offering the cheapest and quickest service wins the order. So,
1) You don't know what your paying for,
2) You get the low price leader in one the most important transactions of your life.

This is about real estate financing - home loans. The appraisal fee you pay, and stated in your closing documents, is NOT what the appraiser receives. There is almost always a middleman, an appraisal management company (AMC). You pay, let's say $650, and the appraiser gets $400.
