And god forbid the enrollment boom stops. What happens to those student units once they can’t be filled? They’re difficult to convert into multi-family units, and what incentive would the developer have to sink more cash into a conversion if they’re already losing money?
And this doesn’t even take into account the fact that wealthy parents are still coming in and paying cash to purchase single family rental units for their kids to live in during college, which squeezes the supply in that market too.
It almost serves as a closed system in terms of the price pressure on the multifamily rental market because those student units simply are not compatible with non-student living. So if the supply of those increases, it doesn’t magically make more units available for families.
Students are essentially a captive market, but are more or less transient. They must be housed, and the on-campus dormitories are artificially limited by a university unwilling or unable to build. Thus, the private companies come in and charge whatever out of town families are willing to pay.
Been living this in Northwest Arkansas with a parallel housing-build problem. Rapid population increase plus student housing developments are outpacing the residential developments (both single and multi-family) so rents are going bananas everywhere and maintaining the wild Covid price boom.
