The govt's current approach is less 'build, baby, build' and more 'permit, baby, permit'

A better approach would be diversifying planning permissions to deliver homes for a range of households

While planning reform is welcome & necessary, it alone is not the way out of this pickle, and neither is a deregulatory approach, for several reasons:

1. deregulation treats the symptoms not the causes! Planning delays are often reflective of failures elsewhere in the system

We find that despite generous commitments from central government over the past year for transport infrastructure, there are still projects that sit languishing on shelves, rather than being delivered.

We find that the transport projects that deliver growth are those that result in land use change - these projects revitalise high streets, delivering jobs, and allowing businesses to grow - & driving productivity gains
