All of these property owners and brokers would legitimately rather have a property sit vacant for 2-5 YEARS than charge a penny less than the straight profit they want to make, bait n switch by repeatedly saying "as is" without disclosing known issues. Baitn switch by charging 30% more than the ad.

8- so all of this to say, I've been in brick & mortar business for two years. My business has done over 250k in that time. Out of 32 spaces in the twin cities, I am down to maybe 2 i might be able to A- afford, B- get into before my current lease expires. Only one of them approaches the sf I need.

7- yesterday I inquired about a space as part of our plan c- going all online. The broker disclosed the FRONT WINDOWS were currently boarded and got all surprised Pikachu and affronted when I said I was not interested in replacing the windows or operating out of a boarded up space. WHAT!?

6- then the real bait n switch. Back to the rent vs. Trip. net. You know how they quoted 3500 in the ad, you already know they're actually charging 4500? Oh whoops, the ad was wrong. Base rent is actually 4000, plus trip. Net. Out of your price range? They act like you're the time waster, not them.

5- presidential debate in that getting a straight answer was like pulling teeth- i had to rephrase several times to get an answer on "can I remove unnecessary fixtures left behind by the last tenant?"
And then there's the emails after the fact. Only checks his email 1 time a day, 1 sentence reply.

4- I have had to follow up on average 3 times after an initial response to get a showing scheduled. 3 showings have been canceled. I was threatened by another tenant at one showing. At another, where I was highly interested, it was like moderating a presidential debate.

3- and holy hell do commercial brokers suck, at least locally. I've inquired on no less than 40 spaces since Dec 10. I have gotten maybe 15 replies. Two of these brokers didn't even ask what I wanted to do with the space I inquired about, they just sent me a listing "I might be more interested in"

2- but of course, you're also got your own taxes, gotta have business insurance, and in addition to the maintenance fees, you've also got the responsibility of all of the actual maintenance- your boiler goes? That's not on the property owner who's been charging you mait. Fees. That's on you.

There's this marketing trick they do in commercial called a triple net lease- which is where the rent is 20-30% higher than they want to write down, because they're charging you the taxes, property insurance and maintenance on the building separately.
