Cities can and do negotiate to get affordable units included in new projects and this is fine and good but too often this includes giving property tax relief of some kind which is bad! Welfare through tax policy is bad! just keep the taxes and spend them dircetly on units we know will be affordable!
Unfunded Inclusionary Zoning is a dumb idea! We want public goods, lets make public services for them and build public capacity to deliver! For-profit firms seek to make profit and instead of trying to make capitalist institutions into something they're not, just build non-capitalist alterantives!!!
I believe that for-profit developers are capitalist institutions seeking to make money. Logically, limiting their ability to make profit from some units would cause them to raise rents on other units to make up the difference. Alternatively, spend tax money to subsidize the units and avoid this mess
if you wanted to tax while also spurring development, levy an LVT or a simpler tax on vacant lots. Tucson has like a million of these within a mile of downtown and its mind boggling, Phoenix is fucking insane in how much infill potential it has

its an imperative that we empower the urban service sector and office industries in the western US to have group self preservation against ye old agriculture and resource extraction
