It’s very hard to make money. Very low margin business so most of them suck. The best management companies do it to manage their own properties or produce intel/deal flow for the investment side.
Insured 2 buildings recently. 1300/unit for adaptive reuse 100+ year old brick and heavy timber. 800/unit for ground up 5 over 1. Pretty crazy I don’t get it, both sprinklered. Crime score was a factor too but think it was mostly construction type.

Yes. A lot will use regional rail but many will take a bus, patco, the el, broad street line. It’s the middle of everything. And the best part is it’s forcing our useless politicians to fund more frequent regional rail every night, which is something everyone wants and is increasingly in more demand
