The Dolan family paid nearly as much for the Guardians as Frank McCourt paid for the Dodgers. They have the money. They just won't spend it. If they did, they might have won a World Series by now.
Hearing fear of "gentrification" used as justification for not reporting a building that was literally falling down (that the tenant was asking people to report) was what turned me. I can't imagine being that afraid of an apartment complex.
This has always been a wealthy neighborhood (for homeowners, at least; I could never afford to buy here). And while it already has its share of million-dollar homes, the cheaper homes may someday meet the fate you describe--but resisting density/development is going to make that more likely.

Also, a lack of housing supply makes gentrification a much bigger issue! Neighborhoods naturally change over time, but "there isn't enough housing in established areas, so middle and upper middle class people go to more affordable areas and outbid poorer people" often drives the most harmful change.
I've heard people in my neighborhood, a place where an 1100-square foot house will list for $400,000, complain about "gentrification."
I think we're a little past that point, but that's just me.
