Why pretend this is a mystery? The conditions are pretty well understood, and are spelled out in #Article49 and documents referenced by it.
Any additional UK-specific conditions are unlikely to be agreed on by EU/EU MS until the UK looks close to meeting the basic conditions and requirements.

As our Brexit negotiators had to learn the hard way, there's a HUGE difference between negotiating with EU from the inside, as a member, and negotiating from the outside, as a 3rd country.
No candidate has _ever_ managed to negotiate opt-outs from #Article49 requirements like the CC or the acquis.
What border control? A big reason why getting an SPS agreement will be near impossible in practice is because we don't really have any control of our borders at present.
As for the timeline, a decade or two is about the minimum time it'd take for us to get in shape to apply to join via #Article49.
It's not a start of negotiations w/ EU that's needed - that part is years, if not decades, away.
What's needed is getting a start on the reforms needed and everything else required for us to meet the #Article49 requirements. Meeting the Copenhagen Criteria, preparing to meet the Euro reqs, etc.
Indeed. So suddenly, getting approval to join the EEA won't actually be that much simpler, cheaper, or quicker than just going straight for the Copenhagen Criteria and following the #Article49 path to full membership.
Politically, especially in England, it might be harder, though.
Indeed. In the UK, Parliament is Sovereign. It can make or Repeal any Law. As proven right by Thatcher & Atlee, Referendums represent a FAILURE of the parliamentary system & are a manipulation tool of Charlatans. Legislate to begin #Article49 process but keep below in mind.

...and of course the willingness of EU MS to take us back, but that decision requires that we've rebuilt trust, met the CC and #Article49 reqs, etc, which will require reforms and more.
Just setting out to join EU will, however, help w investors, maybe joining SM, etc - turning decline into growth.
Similar to how some apparently believe that the presence of negotiations in the #Article49 procedures means that we can opt-out of CC requirements or elements of the acquis, like accepting the €.
Presumably by threatening to walk away from negotiations, stop buying EU food, or something.
Brexit is not settled, and the referendum and subsequent votes have resolved nothing.
It is still all to play for for #join campaigners. They have solutions to many of the UK's current issues.
