ooo this seems cool and interesting, I feel like it would be best as a incentive program so that it wouldn't increase the cost of housing? I do find myself disappointed that so many green belts and ROW areas are just grass, would be cool to incentivize canopy in new or even existing buildings

Why do these sit empty for so long? Would the owner of the building not just lower rent until a business owner rents the space? Or are they keeping the rent artificially high for some reason?

In the rentcafe study they say
"fully affordable refers to residential buildings in which all units are income-restricted โ€” meaning rent is set so that it does not exceed 30% of the Area Median Income (AMI)"
does this mean they're counting all units <33,000/year (2750/month) as affordable?

it seems like the general sentiment is that townhouses still pencil over stacked flats (maybe I'm mistaken). But also I remember seeing that stacked flats are getting built in Spokane, so maybe they pencil better in some circumstances? or maybe the Spokane market is just different idk
