This plot of land has been sitting empty for well over 10 years. It's a 5 minute walk from the station.

This isn't #landbanking, it's a lack of incentive for land owners to do something more productive with it. This is where #landtax would really help.

You CANNOT decide on greenbelt release without first deciding what type of housing you want to build.

This fundamentally comes down to the densities they decide to build at. 

Changing densities from 30dph to 45dph will make a huge difference in the amount of land you need.  The denser you build, the less land you need.
