Thanks for your considered response. I'm obviously not going to dignify it by presenting my evidence but if you want to look up how the design excellence or the heritage floor space provisions work in Sydney you'll see that its not nonsense..

I can't talk to your (US - I think?) perspective. I've seen FAR implemented to good outcomes when I worked in Sydney, and I see the UK system struggle without them here in England.

Policy limits on FAR allow for bonus incentives to to applied for certain outcomes (heritage conservation, design, affordable housing). Without the limit there is no lever.

This looks interesting. It recognises that most of suburbia is, in fact, under-utilised brownfield land.

Getting more certainty of outcome from the planning process might encourage some densification.

This sounds very good in theory - in fact it works very well in other places (Australia, for example). We've a long way to go in building trust in the process and outcome to make it work.
