Pflugerville is in Stage 3 emergency water restrictions. In March. A pipeline failure dropped their lake to historic lows. Every city in Central Texas is under the same pressure. Water capacity, not zoning, is now the primary growth constraint. Tomorrow I tell you what we are doing about it.

Can you get fined for unpermitted work?

Sometimes.

But fines aren’t always the biggest issue.

Stop-work orders, insurance complications, and resale problems can create bigger risks.

In this episode of Wolfy & Luna Explains, Wolfy explains why permits matter.

Why do inspections fail?

Usually it’s not random.

Missing documentation.
Unapproved field changes.
Incomplete scope.

Not every project needs a permit.

Cosmetic upgrades often don’t.
Structural or system changes usually do.

In this episode of Wolfy & Luna Explains, Wolfy explains the difference.

Ask before you build. It’s easier than fixing it later.

Most people see buildings.
I see zoning constraints, FAR limits, permitting timelines, and opportunity.

Strong development is strategy first, design second.

Build with intention. 🏗️

Think permits are just red tape?

They protect your structure, your insurance coverage, and your resale value.

Skipping them may feel faster.

It can get expensive fast.

Cutting corners in a FEMA high-wind zone? Not on our projects.

We called out 5/8"–3/4" sheathing. Framer wanted 1/2". That “little” change = 30–70% less strength + more risk for veneer failure.

Details matter. Expertise matters.

Hail to the DIY!

4/4: Here’s the issue: today's lumber has fewer cellulose fibers because trees are harvested at just 20-30 years old, not 100+. Without those dense growth rings, wood isn’t as strong. That means you need more of it to carry the same loads, adding to the cost and effort. 📉🏗️

1 year ago 0 1 0 0

3/4: Much of today's lumber comes from younger trees, and it’s weaker than wood from 50+ years ago. Remodel an old house, and you'll find 100-year-old framing that's still straight and strong. Compare that to houses less than 10 years old, already showing decay and bending. 🌲🏚️

1 year ago 1 0 1 0

2/4: Try this: shine a laser along a wall in your house. That beam will likely hit uneven spots within 2 feet, even if the wall seems straight. Drywall tape, float, and texture help hide these flaws. Smooth, flat walls take extra effort—and that's why they cost more! 🎯👷

The REAL Reason Why Lumber Quality Today is So Terrible - and What You Can Do About It!!
The REAL Reason Why Lumber Quality Today is So Terrible - and What You Can Do About It!! YouTube video by DIY with Dave

1/4: Construction lumber costs can be high for a reason. Finding quality lumber isn't easy! The truth is, wood today tends to bend and warp more than you'd expect. Even if it looks straight, it's likely not as sturdy as you think. Let's dive into why this happens. 🪵🛠️
