Turns out ADU antagonist can’t even find a single example of an egregious accessory dwelling. If he’s against Tall Skinnies, good news: the new ordinance doesn’t allow them either.

W/o owner occupancy restriction many worry about speculation changing n'hood. The @SeattleOPCD #ADUEIS addressed it:
1)No scenario where most dev profit to teardown house & build duplex or 3 dwellings
2) most cases best options is 2 add MIL to exst'g house. Econ Displ minimized
I’ve written that land use planning is a moral document. @SeattleOPCD and @NicolasWelch have done a great job with the #ADUEIS analyzing impacts of no action, and how SFZs can be part of our housing solution....
The Accessory Dwelling Unit Environment Impact Statement is filled w/ Easter Eggs—facts and stats that cut to the heart of the inequity manifest in the land use code.
@ericacbarnett has been pulling out juicy bits all day.
@MOARSeattle #adueis
#ADUEIS opcd took a pessimistic view of parking--that every ADU resident would have a car&they'd all park on street.
Outcome: negligible impact on street parking, except on a few blocks.
So removing the on site parking req'mt doesn't impact neighbors, does preserve vegetation.
Not that everyone can afford an architect, but the stock plan isn't going to solve the issue. We need to eliminate some of the regulatory restrictions that make them such a delicate design equation. #ADUEIS
Usually, someone will call ‘I loved so and so cottage, do you sell stock plans? IDK if it will work on my lot and I want to make a few minor changes.’ After 5 min., we’ve established that stock wouldn't work, and a custom design address goals better #ADUEIS
@mayorjenny @SeattleOPCD as an architect whose tried DADU stock plans, it never works out bc invariably Seattle's sites require nuance to deal with parking, topography, neighbors, alley, access, trees and req'mts. One size fits none. #ADUEIS
from the #adueis , look at seattle by race. north end and west west seattle are white and staying that way. in the south, first redlining concentrated people of color, and now gentrification is displacing them.
Funny story from Briokos @BuildingMuseum -household size limitations were designed partly to limit BROTHELS-not a problem we have in Seattle today #adueis @MOARSeattle
I’m expecting a public comment along lines of ‘ my veggies are now withered under perpetual shadow, and their oppressors are staring down from on high, watching it happen’ #Adueis @MOARSeattle
Extra height means conventional framing for 2 story cottage and less expensive to build. Low slope green roofs more practical, too! #adueis
Implicit bonus for DADUs, since they don’t count against FAR. #adueis
Inside the #Adueis Alt. 3 is a radical proposal:
Cuts allowable size of new houses by half!
(Current sizes set by lot coverage%X3stories)—about 1.05 Floor Area Ratio)
