Aaron Fenster, COO of Housing Unlimited (corrupt nonprofit HOA), sent an email copying a partner of HUI (Housing Unlimited, Inc.) saying, “Hi Prehn, During the mediation with office of Landlord and Tenant Affairs, I explained that HUI was unable to reimburse you for the payments described below. Besides the oven racks, you've developed a pattern of failing to report maintenance issues and then you use self-help and ask for reimbursement. HUI relies on tenants to report maintenance issues so our maintenance team can respond accordingly. It is my understanding that you purchased the wrong size oven racks. Ultimately, HUI purchased the correct size oven racks. On account of that, you will not be reimbursed. I've attached an updated ledger for your records. This shows rent forgiveness in the months of January and February reflected on the ledger on 3/11/26. If there are any outstanding matters that you would like to discuss please let me know.”

Prehn replies to Aaron’s email, CC’ing the same Cornerstone partner Aaron did, saying in what feels like a colder, emotionless professional shift, “Dear Aaron, I would like to address the claims regarding a "pattern of failing to report maintenance issues" and the denial of reimbursement. There are several crucial points to consider: 1. Policy Clarification: The written-only policy was established to minimize misunderstandings. At its inception, there was no clarification that maintenance issues were excluded from this protocol. If this policy did not apply to maintenance, it should have been specified in our agreement. 2. Reporting History: I have consistently followed the written-only protocol. My email records with you and the previous property manager, Tiffany Lamin, from January 2025 onward, show multiple reports regarding mold, the ceiling, flooring, and the phone. These issues were often ignored or deprioritized. Self-help only occurred after HUl failed to respond to these written reports for months. Regarding the oven racks, HUI replaced only one rack. I request either the replacement of the second rack or reimbursement for half the cost of the racks I purchased. 3. Response Delays: The delays in reporting were often a direct result of HUl's own delayed responses. Despite reports from myself, Said, and Melissa, issues took months to resolve. We were told to be understanding of HUl being short-staffed; however, that understanding must be mutual.” More continued in the next screenshot.
Prehn’s email continues with incredible knife working language, “The argument that I failed to report issues is not supported by our correspondence. Regarding the updated ledger, 1 appreciate the rent forgiveness for January and February. However, your response does not address the November and December rent mentioned in the original court filing. Since I pay rent at the end of each month for the following month when my SSI is issued, I would like to know if HUl is processing these payments as late. I look forward to your reply.” With Prehn signing off appropriately.
