‘The cooperative farm of about 500 acres gives work to 6 members. It has been so successful that wages of $25 a week have been paid the year round & a considerable amount returned to the credit of the whole colony. The produce has either been sold to other members or disposed of through a farmers' cooperative auction market in Hightstown. The quality of the vegetables has been praised, particularly the Irish potatoes, which in 1936 were judged second best of all raised in Monmouth, Mercer or Middlesex Counties. The 1st year's crops showed a profit of $17,000 after repaying a Government loan of $26,000. During the planting & harvesting seasons the women help in the fields. When work is slack in the factory the coat makers & milliners join the farm workers.'

‘An individual well was drilled near each house. An electric pump sunk in a cement pit & operated automatically furnishes the water for the pressure tank in each house. Sewage disposal is by individual septic tanks. Twelve of the units have small barns & 3[1] of them have a combination garage & chicken coop. 
Electricity is provided through the power lines of a private utility, & telephone service- is available to individual subscribers. A system of county roads connects the home sites with each other & with nearby highways.  There are 13| acres of land devoted to roads & parks. Each homestead has an average of more than 4 acres of ground, most of which is in cultivation. The soil varies from fine sandy loam to silty clay, is gently rolling, well drained, & is adaptable to all truck crops.’

‘Another topic studied at the meetings was the fundamentals of cooperative buying, selling, and service. This has resulted in the formation of a community cooperative association, which has stimulated much of the agricultural production beyond actual subsistence needs. The association has been guided by the experience of the community manager, the advice of Father Ligutti, who has made an extensive study of cooperatives in other countries, and the technical help of experts at Iowa State College.’

‘One lot was set aside for a community house, which has become one of the most popular buildings on the project. Hardily a day passes but what it is used as a meeting place by various groups and the people take unusual pride in keeping it in good order. The community house also has working space and facilities for the canning of fruits and vegetables raised by the homesteaders. 
Project children attend the Granger Public School and a Catholic parochial school, both of which are less than a mile from the project site; and there are three churches in the town of Granger; a library is sponsored by the women's club of the project.’

‘Growing food for family-living purposes in connection with enough outside work to provide the family with the cash for necessary farm and family expenses is a combination that many families now want to develop.... This kind of farming has often been called subsistence farming and a farm of this kind a subsistence homestead. This part-time farming has certain problems of its own that are somewhat different from the usual farming problems. The family has to think of the quantity and variety of products it needs rather than of what the markets demand. Those who are inexperienced often overestimate the savings made possible by this way of living, and they often underestimate the costs in the way of the labor and cash necessary in such part-time farming.... This bulletin deals chiefly with the economic problems that will be met by those people who are planning to combine part-time farming and wage earning.’ - p. 1-2
