#architectureofhousing - we need to learn from such exemplars

Built as a row of 3, with the right hand one being 3 storeys.
In built housing diversity on small lots

-people send 69% of their time at home
-buildings emit 1/3 of total emissions
-concrete emits 8% total global emissions
-social costs of housing
All crucial inputs to every housing discussion

Great to challenge the stifling orthodoxy of apartment planning & how we could live.
Kitchen & table in the best place in the plan, able to selectively open to either or both orientations. Summer & winter due to generous windows & external blinds
#architectureofhousing
Unbuilt project for a series of courtyard houses - a rare but needed type in Aust
#courtyardhouses; compact, efficient, private, open to landscape, light & air - perfect for our climate, appropriate density.
This one of so many approved housing projects not being built…
#architectureofhousing
An exemplar of the #architectureofhousing;
Candalepas architects design in President Ave Sutherland.
Great 6 storey scale, urbane, strong & durable material character, generous balconies with deep shade.
This is the west facade - external shading & balconies - no exposed glass visible.
Is this the oldest / first public housing in Australia?
The Boatmans Row of 16 houses was built in 1893 in Newcastle to house harbour pilots near the port.
Fine design, beautifully detailed robust elements- entry bridges, bay windows, central gables, dunnys still out the back

NSW Govt Architect #abbiegalvin presenting the Pattern Book designs for a new generation of #sydneyapartmentbuildings.
The small lot, 4-6 storey scale is what’s so missing in all the discussion of planning & housing density, design & diversity.
Fingers crossed that it lifts #architectureofhousing
The surprise of the beautiful & urbane #themanorapartments in central Brisbane, deft scale & urban presence, thin section/high proportion of perimeter to plan area, fine facades & enduring material quality.
Even adorned with gargoyles? Or are they eagles?
Anyone know Architect

No ordinary apartment tower;
Beyond its appearance, the “exploded plan” organisation of new #WOHA design overlooking Brisbane River reverses common practice of maximum footprint/minimum facade.
So 6 of 8 corner apartments, more sun & outlook, light & air in common lobbies.

The coloured louvres in the circulation slot in our Llandaff St apartments in Bondi Junction (designed with @petermcgregor.bsky.social)
Colours change from floor to floor, between east & west sides, but always allowing air, light, outlook & play to every lobby

Superb plan!
Cooperative housing in Zurich by Peter Märkli.
Why aren’t such types - thin section & just 2 apartments/core commonplace in Aust? After all we have some of the most expensive housing in the world??
So much wrong with our housing - much more than just bad planning

Surprised to see our Majestic Theatre conversion listed amongst 5 favourite housing projects by Neometro Director Lochlan Sinclair - leading Melbourne apartment designer.
The complex & quirky 2009 adaptation still a favourite of ours too #architectureofhousing

All common areas have outlook & openable windows
Privacy & range of balconies.

In urban housing, it’s essential to use every available centimetre to maximum advantage (& not just when your site is triangular)
Selecting the type, refining floor plans, sharing sun, air & amenity, making the passage from street to home a memorable daily experience

Architect Denys Lasdun’s remarkable Keeling Tower in Bethnal Green, east London.
Built in 1957 as public housing, its 4 ‘wings’ off a central core have a combination of 1 & 2 storey apartments.
An exemplar of #architectureofhousing, perhaps with highest ratio of external wall to plan!
Sold off 2001

Great to tour London public housing with architect #PaulKarakusevic, seeing the renewal of the Colville Estate in the east. Selective demolition, refurbishment of the sounder old blocks, new connective streets & excellent new robust brick #architectureofhousing 1/2
Revisiting a memorable apartment building which I lived in for a while when studying in Paris long ago.
Wonderful arrangement of sequence of 4 blocks defining 3 courtyard gardens, linked by arched passageways.
Gardens open on side to neighbours.
Great way to use a long block

Inevitably in architecture many of the designs you do don’t get built.
Here a competition scheme for new public housing on a fantastic, large ‘butterfly-shaped’ in Fremantle.
Disappointingly 7 years later site still vacant…as if need for social & affordable housing has abated

DA for 20 apartment scheme in Bowral approved!
But why did it take 18 months yet again?
Only issues were;
- Was DA submitted car park fully compliant with Aust Standards? Well yes it was..
- How to stack bins along kerbside..
Great amenity, landscape, sun & air throughout…

Excellent perspective on the essential need for good housing by @michaelzanardo.bsky.social.
Govt can lead through both good policy & the implementation of public & affordable housing. Done well, this should lift general standard of #architectureofhousing
