First thing you need to know for modeling to scale in #Maya is that the default base unit dimensions are set to CENTIMETERS. Just like UE4 or UE5.
This means everything you create and all input values you use for dimensions and size, all equal to centimeters.

It's OK to have UVs outside 0-1 space for environment assets that use tiling textures or trim sheets. Everything outside 0-1 space simply tiles over again. By extending some UVs outside 0-1 space you can control tiling & how it appears on your mesh.
