Renaissance Center Tower 600's new owner lays out plans for apartments, office space One of the two smaller towers in the Renaissance Center complex could include high-end apartments in the future following its recent sale to an investor group led by Metro Detroit pulmonologist Dr. Mahmoud Al-Hadidi. Al-Hadidi’s firm, Warren-based Stockbridge Enterprises, submitted the winning $9.2 million bid in an auction last month for Tower 600, one of the shorter towers that are part of the Renaissance Center complex. The sale closed Thursday, with closing costs and commissions pushing the final price higher. "It's an amazing location," Al-Hadidi said Friday. "Amazing view with excellent parking, and we're committed to Detroit. ... People will be happy working there and living there, hopefully." Al-Hadidi said the firm will keep most of the 334,000-square-foot building as office space and include a few floors of high-end condominium apartments. The effort could take a couple of years to complete, he said. "We see the potential because of the view, because of the location, proximity to the Riverwalk," he said. "Detroit has come a long way with the efforts of everybody, especially the mayor, Mike Duggan, and the investments of entrepreneurs." Al-Hadidi said Stockbridge Enterprises, which owns numerous properties across the country, plans to move its Warren headquarters there. The firm also has an office in Flint. He said they searched for a new space for a couple years and had turned their focus to Tower 600 when Farmington Hills-based Friedman Real Estate listed the property for auction in January. “We have multiple locations throughout multiple states, but we’re looking to relocate and bring everybody to the same place,” he said. The number of employees who would work there is still being determined. During the latter part of 2024, the city granted a request to rezone Tower 600 from primarily office use to B5 major business district, which allows for a range of uses including office, residential, retail, hotel and mixed-use development. At the time of the auction, the 334,000-square-foot tower was listed as mostly vacant, with just 11% occupancy. There are three tenants, which Al-Hadidi said would remain for the time being. Blue Cross Blue Shield of Michigan was previously a tenant but moved employees to Tower 500 in early 2024. Florida-based Kawa Private Investments LLC owns Tower 500. General Motors Co. owns or controls the rest of the Renaissance Center complex, where its global headquarters is based. The automaker plans to move by January 2026 into Bedrock's Hudson's Detroit.  Al-Hadidi said he's in favor of GM and Bedrock Detroit's proposal for a $1.6 billion renovation plan that includes tearing down towers 300 and 400 and repurposing underutilized spaces in the other towers. "It will make the area thrive," he said. "It will make the area a destination ... It's definitely going to help the city of Detroit, and it's going to help Michigan and definitely help us. Mayor Duggan to tout Renaissance Center as 'public asset' in final State of City speech In his final State of the City address, Mayor Mike Duggan will tout how the Renaissance Center can become "a kind of a public asset" that it is key to downtown's riverfront revitalization, Deputy Mayor Melia Howard said Monday. The future of the riverfront set of towers remains uncertain. Last year, General Motors Co. said it was relocating its headquarters to the Bedrock-owned Hudson’s Detroit, the Woodward Avenue development several blocks away from the Renaissance Center. The Hudson's project is expected to open later this year, and it's the site of Duggan's State of the City address that he delivers at 7 p.m. Tuesday. GM is working with Bedrock on plans for the riverfront facility. The companies in November announced a $1.6 billion proposal to shrink the five-tower complex to three with residential, office and hotel tenancy. Towers 300 and 400 would be demolished to create a 6-acre riverfront park. But plans hit a snag when requests for $350 million in taxpayer subsidies from the state of Michigan and the city's Downtown Development Authority for public infrastructure upgrades were met with bipartisan backlash. Bedrock officials now say the plan could cost taxpayers $100 million less than originally anticipated. Further, some groups such as Preservation Detroit have pushed back at demolishing two of the RenCen towers. Howard said that on Tuesday night, "the mayor will talk at length about how to turn (the Renaissance Center) into a kind of a public asset that Detroiters deserve." She didn't want to give specifics but added Duggan will "tout the future of the Renaissance Center" and how "it's critical to the future of riverfront revitalization." Duggan, who has been in office since 2014, is not seeking a fourth term. Instead, the longtime Democratic politician is running as an independent candidate for Michigan governor in 2026. Beyond the Renaissance Center plans, Duggan's final State of the City address will be "about looking at how far we've come in such a short time," Howard said. Duggan took office as the city was emerging from Chapter 9 municipal bankruptcy.
